10 Steps to Your New Home

We want you to enjoy the entire process of building your new home. That’s why we’ve streamlined every step. And we’ll be there to guide you, answer questions, and even help you find the mortgage that’s a perfect fit.

1. Sign Contract

What’s the Purpose of Contract Signing? 

  • Select floor plan (Model & Elevation) from our extensive catalog. 
  • Pick your desired lot in the community you are purchasing. 
  • Determine house orientation (left or right-side garage). 
  • Make $5,000 Initial Earnest Deposit via secure payment link or personal check. - Sign contract!

Congratulations on your new home. Let the fun begin!


How Do You Prepare? 

  • Prequalify through our Stonewood Home Lending team.
  • Browse www.EsperanzaHomes.com to view the specific floor plans offered and elevations.
  • View available lots on the Community Map at www.EsperanzaHomes.com and determine the top lots you have interest in. By clicking the individual lots you can view which floor plans are available on the lot.
You’ll receive your sales agreement via DocuSign.

2. Finalize Floor Plan Options

What’s the Purpose of Finalizing Floor Plan Options?

Here you will explore the available Structural & Flex options offered for your specific floor plan. Your Sales Consultant will guide you through selecting your options using the Interactive Floor Plan. This is also your opportunity to submit any Special Requests you may have. 

Why do Esperanza Homes have guidelines for Special Requests?
We believe that our catalog of Structural & Flex options enables you to create a unique home. We understand you may have specific change requests; our criteria ensure requests have minimal impact on build time and provide the best customer experience. 

Take as much time as you need, cherish the process! 

3. Preliminary Plan Review (PPR)

What’s the Purpose of the Preliminary Plan Review?

    Review Preliminary Construction Plans with your Sales Consultant.

    Here you will begin to see your future home come to life on paper! 

    Confirm that the following are as selected at Step #1 - Sign Contract & Step #2 Final Floor Plan Option. 

    • Floor Plan (Model & Elevation) 
    • Home Orientation 
    • Structural, Flex, & Special Requests 
    • Lot 

    4. Design Selections Meeting

    What’s the Purpose of the Design Selections Meeting?

     Select Design options for your future home with one of our Design Consultants in the Design Studio, such as:

    • Interior & Exterior Finishes
    • Electrical & Plumbing Options
    • Landscape Package

    Appliance Package:

    • Freestanding Tub – availability varies by floor plan. 
    • Tray Ceilings – availability varies by floor plan.


    This is the fun part!

    5. Final Design Review

    What’s the Purpose of the Final Design Review?
    Finalize your Design options to proceed onto your Pre-Construction Meeting!
    Review & sign Final Design Review Checklist & all Addendums with Design Consultant.


    How Do You Prepare? 

    • Revisit your Esperanza Homes Design Selections Book.
    • Take time to review all Design options chosen during your previous meeting.
    • Do you feel comfortable with your estimated design dollars spent?
    • Coordinate with Sales Consultant on the 50% deposit for Design options (100% for Retama Village).

    Accepted payments: personal check or via online.

    6. Pre-Construction Meeting

    What's the Purpose of the Pre-Construction Meeting? 
    • Handoff from Pre-Construction to Construction 
    • Introduction to your Esperanza Homes Superintendent
    • Expectations set for the construction process:
    • Communication
    • Construction Timeline
    • Construction Meetings: Frame WalkBuyer Intro, and Buyer Sign-Off
    • Synopsis of Homeowner Orientation Manual 
    • Review of Final Plans and Options

    How Do You Prepare? 

    Completion of all prior meetings: Preliminary Plan Review, Design Selections, and Final Design Review.  

    7. Frame Walk

    What’s the Purpose of the Customer Frame Walk? 
    • Conduct an in-depth walk of your future home pre-drywall.
      • View your home in open stud phase with all mechanicals.
      • Confirm all Structural, Flex, Electrical, Plumbing, & Special Requests selected.
    • Your Superintendent will bring a copy of the Frame Walk Checklist that you will review, and sign once the walk through is completed. 

    How Do You Prepare?

    • Keep an eye out on your Esperanza Homes Bi-Weekly Updates for a projected Frame Walk as your home progresses. 
    • Bring your Esperanza Homes Homeowner Orientation Manual with you to the Frame Walk, which has the Frame Walk Checklist.We will have an extra copy just in case! 
    • Jot down a list of any questions you may have since your Pre-Construction Meeting so that your Superintendent can address those during the walk.

    8. Buyer Intro

    What’s the Purpose of the Buyer Introduction?
    • Walk through your new home and do an in-depth introduction to your home. 
    • Overview and demonstration of all workings of utilities, appliances, and features of your home.
    • Examples of homeowner maintenance items. 
    • Identify any minor cosmetic items and list them on the Buyer Intro List – Pending Items

    How Do You Prepare?
    • Keep an eye out on your Esperanza Homes Bi-Weekly Updates & for Upcoming Buyer Intro email for a projected Buyer Intro as your home progresses.
    • Bring your Esperanza Homes Homeowner Orientation Manual with you to the Buyer Intro, which has the Buyer Introduction Checklist.
    • We will have an extra copy of the checklist just in case!
    • Jot down a list of any questions you may have since your Customer Frame Walk so that your Superintendent can address those during the walk. 

    9. Buyer Sign-Off

    What’s the Purpose of the Buyer Sign-Off?

    • Final walk through to sign-off on your new home. 
    • Your Superintendent will walk through each item listed on the Buyer Intro List – Pending Items, from your Buyer Introduction, for you to confirm that all have been addressed and completed.

    How Do You Prepare?

    • Complete your Buyer Introduction and bring a copy of the Buyer Intro List – Pending Items so that you can confirm all are completed. 

    10. Closing

    What’s the Purpose of Closing?

    • Receive Esperanza Homes Welcome Package, which includes keys, garage clickers, instructions on the transfer of your utilities, and a surprise!

    How Do You Prepare?

    • Cash to Close if necessary (Cashier’s check or wire transfer payable to “San Jacinto Title Company”). - Bring a Valid Government ID (i.e., Driver’s License, Passport)
